Prospective Residents
If you would like to know more about South Side on Lamar, we invite you to fill out the Prospective Resident Questionnaire and a Leasing Representative will contact you.
You can print a copy of our application and bring it in to our leasing office or, if you prefer, you can scroll down and submit your application electronically. It will then be forwarded to our leasing office and we will carefully review your application and contact you. The choice is yours!!
To help expedite the application process, we also offer the Texas Apartment Association Rental Application for residents and occupants.
How To Qualify
In order to verify your qualifications, please complete a rental application. When fully complete, each applicant must date and sign. Spouses can complete one rental application.
Your rental application will be reviewed to ensure we have all information to determine eligibility. Each applicant must also provide government photo identification to be photocopied.
First-Time Renters and Co-Signers
Applicants who are first-time renters or who do not have sufficent income may qualify by having the lease guaranteed by a guarantor. The guarantor must have gross income of four times the market monthly rent and must meet all other qualifying criteria. The guarantor must complete and sign a lease guaranty agreement. The lease may only be guaranteed by a resident's relative or employer.
Employment and Income
Total monthly income must be three times the market rent. You must have 12 months verifiable employment history. Roommates must qualify separately. We are unable to use CASH income or notarized letters for verification purposes.
Rental History
Applicants must have six months of positive, verifiable rental history. Additional deposit may be required if you do not have current rental history.
Applicants may be denied occupancy for the following reasons:
- Falsification of application by any occupant. Incomplete application by an applicant.
- Insufficient income (total applicants).
- Felony convictions or misdemeanors, including but not limited to drug involvement (selling or manufacturing), prostitution, theft, etc. In addition, deferred adjudication for any such offense, or probation for a felony are all considered reasons for denial.
- Poor credit history of any applicant (additional deposit may be required for insufficient credit).
- Rental history of non-payment of rent, eviction, unruly or destructive behavior by applicant, applicant's children or guests. Also violence to persons or property by applicant, applicant's children or applicant's guests.
- We do not accept aggressive breeds of dogs.
